PUBLIC NOTICE
WSWCA WILL HOLD A SPECIAL PUBLIC MEETING
for work proposed at:
1213 WALNUT STREET

GENERAL DESCRIPTION OF PROPOSED WORK:
The erection of a 30 story structure 328’ high to include building levels consisting of; 1st floor: tenant spaces for retail and/or restaurant space, residential lobby, hotel lobby, vehicular and pedestrian passageway, and loading and trash storage areas. 2nd floor: full service health club and fitness center (no massage), or for other retail use permitted, Hotel amenity floor for hotel guests only. 3rd floor: residential amenity floor for use of building residents and guests only. 4th-11th floors: Up to a maximum of 152 hotel room units. 12th-29th floor: Up to a maximum of 299 residential units. 30th floor: public terrace area, mechanical equipment, and elevator and stair penthouses.

Applicant seeks approval for 6 VARIANCES / 1 PERMIT for aspects of the proposed work that are noncompliant with the Philadelphia Zoning Code.
ZONING REFUSALS:
Variances for exceeding FAR; exceeding the maximum height; exceeding height in the city hall view shed corridor; not meeting parking requirements; exceeding coverage allowed above 300’; exceeding the maximum width of the façade. Use permit for ground floor restaurant space. APPLICANT IS AWAITING OFFICIAL ZONING REFUSAL.

There will be a MEETING OPEN TO THE PUBLIC to discuss the work proposed for the above address.
